Commonly forgotten ownership costs

Leaseholders may face service-charge changes and major works; some properties have estate charges or ground rent. Owners also need to allow for maintenance, buildings insurance, energy, water, broadband and costs that arrive annually. Mortgage fees and one-off buying costs belong in separate planning so they are not counted twice.

Worked example

A £1,300 mortgage plus annual council tax of £2,100, monthly service charge of £180 and other bills is converted to one monthly basis. The annual figure is simply that same cost multiplied by 12; it does not add annual entries twice.
