Where our figures come from
HM Land Registry Price Paid Data records completed residential sales in England and Wales. It is updated monthly, and some sales appear after they complete.
UK House Price Index shows official price trends across the UK. We use it in our house-price explorer. The newest figures are provisional, which means they may change in a later release.
EPC Open Data contains energy certificate information for England and Wales. An EPC reflects the property on the assessment date; it is not a building survey.
We do not pretend estimates are exact
Area averages describe the wider market, not the value of a particular home. Calculator results depend on the information and assumptions you enter. We show the relevant date, source and limitations so you can judge each result properly.
