What the working range means
The tool subtracts the entered repairs and contingency from both the comparable range and your total budget. It then caps the result at your budget ceiling. It does not adjust evidence for property differences.
Worked example
With comparable evidence of £310,000–£325,000, £15,000 of known work and 15% contingency, the planner reserves £17,250 before presenting possible stages. A survey or new evidence should prompt you to revise the inputs.
