What these figures show

The UK House Price Index tracks changes in residential property prices using completed sales. The current release covers May 2026 and includes every monthly figure published for 405 UK areas.

Where the figures come from

We use the complete UK House Price Index file published by HM Land Registry, available through the GOV.UK May 2026 release. We check the file before adding it to the site.

Important limitations

The newest figures may change as more sales are registered. Area averages are influenced by the kinds of homes sold and cannot tell you what a particular address is worth. Where few homes have sold, short-term changes can look unusually large.
