Market value is different from rebuild cost

Market value reflects what someone may pay for the land and home. Rebuild cost is concerned with reinstating the building after insured damage and can include demolition, debris removal, site constraints, materials, labour, professional fees and applicable taxes. Either can be higher.

Get the actual figure from an appropriate source

Use the calculator accepted by your insurer where the property falls within its limits. Unusual, listed, high-value, non-standard or significantly altered properties may need a rebuilding-cost assessment by a qualified surveyor. Confirm what the policy includes, index linking, outbuildings and alternative accommodation directly with the insurer.
