Which UK property tax applies?

England and Northern Ireland use Stamp Duty Land Tax (SDLT). Wales uses Land Transaction Tax (LTT). Scotland uses Land and Buildings Transaction Tax (LBTT). Each is progressive, but its bands and additional-property rules differ.

Buyer assumptions matter

First-time-buyer relief has different rules in England, Northern Ireland and Scotland, while Wales has no general first-time-buyer LTT relief. Additional-property rates may not apply when replacing a main residence, and refunds can sometimes be available after selling the previous home.
