Nominal and real price change

Nominal change compares the two entered prices directly. Real change first compounds your annual inflation assumption over the elapsed period, then compares the current price with that inflation-adjusted starting value.

Annualised change is not a forecast

The annualised result is the constant compound rate that would connect the two prices. Actual property values do not move smoothly, and two valuations may reflect different evidence or condition.

What the calculation excludes

Purchase and sale costs, mortgage interest, maintenance and renovation spending are excluded. Use completed comparable evidence and an appropriate published inflation series when making a real-world assessment.
