What buying power means

Your target price is the deposit left after reserving buying costs, plus the mortgage amount you enter. It does not estimate what a lender will offer. UK lenders assess income, committed spending, credit history and whether payments remain affordable if circumstances or rates change.

Do not spend the costs twice

Tax, conveyancing, searches, surveys, mortgage fees, removals and immediate repairs can all draw from savings. Enter a deliberate cost reserve here, then refine it as quotations become available.

Assumptions and next steps

The calculator assumes all remaining savings become the deposit and excludes schemes, gifted-deposit rules and lender criteria. Check the payment attached to your mortgage budget using our mortgage calculator. For the official buying process and cost categories, read GOV.UK's preparing-to-buy guidance.
