What this comparison can tell you

It shows how official area-wide averages differ, how each index has moved and the average by property type where both areas publish it. Normalising the histories removes the different starting prices, making relative movement easier to see.

What it cannot tell you

It cannot compare like-for-like homes, predict a sale price, measure current asking-price demand or show affordability, EPC quality and sales liquidity. Property mix, low transaction volumes and registration delays can all affect the figures. Use sold comparables, the condition and tenure of the actual home, and professional advice where appropriate.
